    Southpoint storage units Sebastopol leaking

    We have two outside storage units in Sebastopol and both of them are leaking pretty badly because of frost melting on the roofs. I'd suggest going to your storage unit and checking it and covering everything with tarps or moving things out that can get water damaged. I called the office and the woman said "sorry".

    steel roofs on unheated structures will condense considerable quantities of water when there is frost on top,as the day warms up techically,the roof is not leaking,but weeping.. not much you can do,unless you insulate the roof it will drip about a hlf pint of liquid in each location,often h=just enough to fuel mold ,mildew,etc... tarping inddors can help a bit,but it will raise moisture content of cement floors which in turn will condense within tarps suggest buying big size containers of desiccant.. good Luck ,,, Nico

    Uhhh.... MOST DEFINITELY not "weeping"!! I just found a few days ago one of my card board boxes with a PUDDLE on it. Checked out everything and a stack of plastic totes each had a puddle! Maintenance came and said there was a hole in the roof which he patched. Long story short.. The totes are fine, but the box that got soaked ruined my ice skates and my fathers' ice skates. Really a bummer. I was JUST about to move to Hawaii, thank God I found this and able to deal with it before leaving. I've been trying to get a hold of the manager before leaving and she hasn't called me back yet.

    It's definitely not "weeping" because there was a huge water pile in ONE section of my large storage unit. I have photos of the giant wet spot on the floor. Luckily my bed was in plastic because it was sitting right on top of the wet spot. If the manager says "Sorry" I will move to a different storage facility. If she compensates me for my loss I will modify this post.

    Hopefully anyone else reading this will check their things and also have maintenance check the roof. Good luck ;o)

    Okay, here's the update. Thanks to those of you who contacted me privately with similar situations and inquiries. The manager wrote me a note because we had a hard time reaching each other. She gave me April free for the "inconvenience" and "not because of the water damage" which definitely assuages the situation to some extent. I believe she must be avoiding taking responsibility from a legal standpoint. I feel that it would be fair to tell upstairs tenants in advance that they risk moisture from "weeping". However, I know for a fact that my particular situation was a roof leak because even the maintenance man checked and found a hole which he says he patched. There was no water in my unit after the patch which was followed by a second rainstorm.

    The woman in the office (not the manager) told me to get some tarps and said it's in my contract that the storage is not responsible for damage to my belongings. Long story short, the note from management said that the roofers are coming out to check the area around my unit.
