    Advise Needed Re Landlord/Tenant Issues

I need to find a tenant clinic or pro bono attorney to advise me about a problem I am having with my landlord.
I need to know about tenant law for Santa Rosa.
Are the laws here different than other parts of California?
Is there any special protection for seniors or disabled?
    Thank you!

Re: Advise Needed Re Landlord/Tenant Issues

Here is a link to the California Landlord Tenant Handbook: https://www.dca.ca.gov/publications/...k/catenant.pdf. It is a nifty guide to the relationship for both parties. The guide covers the basic rules that apply everywhere in California; many disputes can be avoided and resolved through better understanding of the basics.

Whether Santa Rosa has a particular regulation concerning your issue would depend on the facts.

Do you have a written lease? If yes, look to see if it has a mediation provision. If so, you should contact a mediator before filing a claim. But even if your lease does not have such a provision, I highly recommend you consider mediating the dispute if you cannot work things out with your landlord on your own. The landlord tenant relationship is and should be a...relationship. Even lousy relations can be restored through collaboration, if the parties are willing to give it an authentic shot. Here is a link to Santa Rosa's non-profit community mediation service, that offers low cost mediations: www.recoursemediation.com .

There are also private mediators locally, including attorney mediators like myself. Many of us offer sliding scale rates, and some matters can be resolved without bringing everyone together for a formal mediation session.

There are many tenant rights groups and information sources online. Do your homework with the California Handbook and in other places, and you will be well-prepared to take the appropriate action.

Thank you everyone for the excellent advise and resources. I just read the California Landlord Tenant Handbook and my landlord is acting illegally. But if I enforce that I risk getting kicked out. I may have found a mediator. If not I will be pursuing a gentle approach through professional mediation.
    Thank you!
