Friends –

The 100% affordable rental housing being built by the city of Sebastopol next to Palm Drive hospital is coming before the Planning Commission next Tuesday, June 13, starting at 7 p.m. at the Youth Annex Building.

It is a project that needs to be done; there are some issues with it that may further stall its progress.

Please come out to the meeting next Tuesday to support the project.

Brief Description:45-unit affordable housing project to be located at the corner of Petaluma and Walker Avenues (APN# 004-550-018). The proposed development consists of six two-story buildings along the northern portion of the site, one three-story building along the southern edge, and one single-story building in the center. This co housing community will be comprised of a centrally located common house and 18 one-bedroom; 10 two-bedroom; and 17 three-bedroom rental units. There are issue, mainly around auto access. Palm Drive thinks there should be an outlet on Walker Avenue, as well as on Petaluma Avenue. Neighbors on Walker and Eleanor don’t want an outlet on Walker leading to their narrow streets.
Fire Chief John Zanzi is fine with an emergency vehicle only access on Walker. So is the city, apparently.

Here is some specific information on the AHA Affordable Housing development on Petaluma Ave that will be before the Planning Commssion on June 13 at the Youth Annex. Please plan to attend and speak if you support this opportunity. This from the project manager, Kevin Zwick at AHA:

"1. We will be giving preferences in leasing to people who live or work in Sebastopol, since Sebastopol is contributing to the development of the building.
2. Rents are set at an affordable level for people at different income brackets -- 30% of a person's monthly income. All the units will be affordable to households at 30% - 60% of the area median income (roughly $18,000 to $41,000 for a family of three). If the building was opened today (based on current income levels for Sonoma County), one bedrooms would be between $380-811, two bedrooms would be between $460-967, and three bedroom units would be $482-1017.
3. We have not currently applied for any project-based Section 8, but we accept households who have their own Section 8 voucher. "

There are 45 units planned, plus a community building.
