Have little or no downpayment. not the required 3 percent. income claimable is only 2200 month. actual income higher, (under the boards) wish to purchase a home for actual use by owners, not for investment. or to purchase a property to try and build on. appreciate all creative ideas ........

Ya should buy a piece of land someplace where building code wretches can't get to you, put up a trailer or double trailer on it, and llive there and save yer money for a few years and buy what you want. Areas from Forestville northwest to Cazadero have land for sale. Mebbe buy pice of land with barn or s.

Lake County sucks, but you can still buy houses there for $25,000 to $75,000 that, in Sonoma County, would be $300,000 and up.

F.Y.I. In Sonoma County and many other places, it is ILLEGAL to live in a trailer unless the property is zoned and licenced for mobile homes.
